McCaffery, Hines and Ivanhoé Cambridge Release New Images of T3 RiNo

McCaffery, Hines and Ivanhoé Cambridge released new renderings of T3 RiNo, at 3500 Blake Street, located in Denver’s burgeoning River North Neighborhood. The property is being developed into a six-story, 250,000-square-foot T3 (Timber, Transit and Technology) office building, which will be one of the most environmentally friendly and sustainable developments in Denver. One of the images is a visualization of what the neighborhood might look like in late 2021 when T3 and a number of other projects are complete.

Located 1 mile north of downtown, the River North Art District (RiNo), is Denver's creative hub. Home to artisans, painters, photographers, designers, filmmakers, architects, and tech firms, RiNo combines the city's most progressive exhibition spaces with its most dynamic live and work spaces.

McCaffery/Hines/Ivanhoé selected Pickard Chilton Architects and DLR Group to design the building. The building will feature a refined industrial, heavy-timber-structured design incorporating art to pay homage to both Denver’s historic brick and timber buildings and to the city’s vibrant and rapidly evolving art district. Designed for collaboration and work/life balance, T3 will offer an exceptional complement of amenities including common social areas; large, private tenant terraces; a modern fitness facility and bicycle facility; 17,000 square feet of retail space and convenient access to the RTD commuter rail system—which serves Denver International Airport and Denver’s Union Station Transit Hub.

Jamie Roupp and John Beason of JLL have been retained to handle office leasing. Retail leasing is being handled by Andrew Macafee and Andrew Hanna of McCaffery.
