Chicago’s high-end condo buyers and apartment renters are shifting their priorities in a Covid world, and are seeking out units with balconies, and communal spaces with plenty of room. Dan McCaffery, CEO of developer McCaffery Interests, said Chicagoans “are spending more time at home than ever before and taking stock in those environments.” One of the firm’s developments is The Orchard Private Residences at 2350 N. Orchard St. in Lincoln Park. The 32-unit condo building under construction will open later in the summer or early fall. Units include balconies of varying sizes and for the top-floor penthouse owners, additional private rooftop terraces, according to the property website.

“The exterior is quite traditional, but when you get inside, the embellishments are a little more avant-garde and contemporary,” says Dan McCaffery of McCaffery Interests, which is co-developing the property with Hines. “We got creative with the layouts, so many units face both east and west. Instead of a long interior corridor dividing each floor, there’s three sets of elevators spaced out down the length of the building. You can step off the elevator directly into your own foyer.”

Two 20-story rental apartment towers opened last month facing Lincoln Avenue, on the west side of a site that formerly held Children’s Memorial Hospital. The Orchard’s smaller size and frontage on Orchard Street, a quieter, more residential-scaled street than Lincoln, were designed “to make a comfortable, elegant fit” with that side of the old hospital site, McCaffery Interests’ Dan McCaffery told Crain’s.

Last residential building getting underway at former Children’s Memorial site

The Orchard, a seven-story building with 32 units, will stand on the east side of the triangular site, facing Orchard Street. The pair of 20-story rental towers, which opened in early April, are on the west side facing Lincoln Avenue, which runs on the diagonal.
