Oxford Development Company Announces the Opening of The Yards at 3 Crossings
PITTSBURGH, April 13, 2016 – Oxford Development Company today announced the opening of the first wing of The Yards at 3 Crossings in Pittsburgh’s Strip District neighborhood. The 300-unit apartment community, managed by McCaffery Interests, Inc., opened its doors to residents with 150 studio, 1- and 2-bedroom units on April 1st. The second half of the project and remaining 150 units will open the first week of May 2016.
Built within the 3 Crossings development complex, The Yards name nods to the site’s history as a truck yard while playing on its Railroad Street address and the best back yard in the city - an acre of green space along the riverfront connects residents to the Allegheny River and planned riverfront trails.
Pittsburgh-based developer Oxford selected McCaffery Interests to provide consulting, marketing, leasing and property management services for The Yards based on the firm’s successful development of Cork Factory and Lot 24, also located in Pittsburgh’s Strip District.

Encouraging active living, The Yards welcomes pets and features oversized gathering places including a bar and coffee lounge, a fitness center, salt-water pool with hot tub, fire-pit, and planned riverfront trail access.
The Yards offers studio, 1-bedroom, and 2-bedroom urban style apartments ranging from 474 square feet up to 1198 square feet. Interior features include 9-foot ceilings, walk-in closets, stone countertops, and engineered wood flooring. All units feature views of the city, river, and/or Strip District. Balconies or Juliette balconies are available.

Oxford believes in supporting the local economy and The Yards project has been completed with local contractors, architects, engineers, financial consultants, and artisans. Additionally, The Yards, as well as all of the projects within 3 Crossings, has been constructed 100 percent by our local trade unions.

Design Inspiration
The property’s industrial history and riverfront location inspired The Yards’ exterior and interior designs. Its distinctive green and orange facade is a play on copper in its pure and oxidized form, while interior furnishings mix reclaimed materials with modern touches to recall the area’s rustic steel and iron past. Many of the furnishings and accessories were sourced from local retailers, including Hot Haute Hot, Roxanne’s Flowers, Tollgate Revival and Weisshouse, to further anchor the building within its hip Strip District surroundings.
Designed by WTW Architects in consultation with McCaffery Interests, the building’s beautiful common areas include a fitness center; clubroom with two-way fireplace; game room with billiards, foosball and electronic dartboard; and a kitchen and bar area with a 24/7 complimentary coffee machine.
Local Art
Framed fine art curated by James Gallery lines the common areas, including a signature painting in the lobby entitled, “The Last of the Pennsy” by Micheal Madigan. The management offices feature photographic works by Pittsburgher Chuck Beard and Pennsylvania native Jana Scott, while graphic wall coverings in the lobby and fitness center were custom made by Chicago’s Ugly Dog Design.
In addition, Red Star Iron Works of Millvale designed and fabricated abstract decorative metal railroad track panels to define usage areas within the expansive backyard - home to the property’s communal saltwater pool and hot tub, fire pit, TV lounge, gas grills, and dining tables.
Amenities
Pets are welcome at The Yards and will enjoy the on-site pet park and dog wash, enlivened by a custom mural painted by Pittsburgh artist, Maria DeSimone Prascak.
Residents appreciate the convenience of on-site management, 24/7 concierge services, an online portal for package delivery notices and maintenance requests, valet dry cleaning, housekeeping services, and business facilities. Weekly happy hours and social events provide multiple opportunities for residents to get to know their neighbors and area businesses.
Covered parking is offered at The Yards as well as in dedicated surface lots on 26th and 27th Streets. This fall, additional spots will be available at The Hub at 3 Crossings located across the street at 26th and Railroad.
Sustainability
The Yards at 3 Crossings was designed to United States Green Building Council (USGBC) LEED Silver standards under the guidance of commissioning and sustainability consultants, Z-Tech Consulting and evolveEA. Landscaped roofs top the common areas while one of the largest solar panel constructs in Pittsburgh lines the roofs of the apartment wings. Priority on-site parking is provided for energy-efficient vehicles and electric vehicle charging stations support reduction of the impact of fossil fuels.
Low VOC adhesives, flooring and sealants were used to improve indoor air quality; LED lighting, ENERGY STAR® appliances and water-saving fixtures help reduce use of natural resources, and each floor includes separate recycling chutes.
