Drip Collective To Open First Café at Twelve01West
Real estate developer and manager McCaffery welcomes Drip Collective to Twelve01West, in Chicago’s Fulton Market neighborhood. The new concept from Lincoln Square’s Side Practice Coffee, Drip Collective, will open in 1,778-square-feet at 172 N. Racine Avenue in January 2024. Drip Collective will be a convenient and welcome amenity to the building’s office tenants which include McCaffery, Bissell, Coca-Cola, Datassential, Shafer Condon Carter, and ServiceNow. The deal was brokered by Andrew Macafee, Director of Commercial Leasing for McCaffery Brokerage.
Co-owned by Francis Almeda and Ty Banks, the coffee program at Drip Collective will be led by Banks, the Chicago Reader 2021 runner-up for Best Barista. The Drip Collective coffee menu will spotlight Ty’s signature beverage creations alongside traditional coffee offerings from notable roasters around the world, and a curated collection of bulk coffee for home preparation. On a rotating basis, the café food menu will feature casual dishes from Chicago-based chefs and bakers, including Justin Lerias’s Del Sur Bakery.
Drip Collective will also bring the Side Practice Coffee mission of showcasing the “side practices” of local artists and makers to Fulton Market. In addition to the hand-built wood stadium seating crafted by Jacob Polhill, the café will regularly feature work from local artists like streetwear designer Justin Rodriguez who will be debuting his latest collection, “CoursePeace,” and high-quality floral art from Planks and Pistils whose dynamic arrangements are designed to evoke a social and emotional connection to Black freedom and creativity. The space will offer a creative an entrepreneurial vibe with space and seating for both work and creativity.
Completed in 2019 by McCaffery, the glass and steel Twelve01West features luxury tenant amenities including a penthouse-level wellness center and indoor/outdoor rooftop space with outstanding views of the Chicago skyline, 20,000 SF of outdoor space and 45 parking stalls within a secure, interior parking garage.
Retail and office space remain available for lease at Twelve01West, including a nearly 9,000 SF Class A speculative office suite outfitted by Eastlake Studio, and 12,341 square feet of ground-floor retail space with frontage on the highly trafficked Lake Street.
