McCaffery's Southside Community Optimal Redevelopment Enterprise Community Development Entity (SCORE-CDE) received $35 million in New Markets Tax Credits (NMTCs) in the most recent distribution. SCORE provides capital to qualifying businesses and projects in highly distressed low-income areas in Illinois and Indiana through the use of NMTCs.

A cloud software company signed a 47,000-square-foot lease in McCaffery Interests’ Twelve01West building in Fulton Market. ServiceNow will use the fifth and sixth floors of the building at 1201 West Lake Street as its Midwest hub. Colliers International’s David Burden, Patrick Hewitt, Jim Abarta and Grant Zumidio represented the firm. Craig Coupe, Mike Curran and Brad Despot of JLL are handling office leasing for the property. Lake Street, which will serve as the firm’s Midwest hub office. “ServiceNow looked in a few different submarkets but was immediately drawn to Fulton Market, as it offered everything they were looking for,” said Burden, a principal with Colliers | Chicago. “Drawn to the cutting edge atmosphere, new construction, abundant amenities and attractive location for recruiting leading talent, 1201 W. Two 20-story rental apartment towers opened last month facing Lincoln Avenue, on the west side of a site that formerly held Children’s Memorial Hospital. The Orchard’s smaller size and frontage on Orchard Street, a quieter, more residential-scaled street than Lincoln, were designed “to make a comfortable, elegant fit” with that side of the old hospital site, McCaffery Interests’ Dan McCaffery told Crain’s.

The Orchard, a seven-story building with 32 units, will stand on the east side of the triangular site, facing Orchard Street. The pair of 20-story rental towers, which opened in early April, are on the west side facing Lincoln Avenue, which runs on the diagonal.

Trader Joe’s plans to open a store in the city’s Hyde Park neighborhood this fall, taking space formerly occupied by the now-defunct Treasure Island Foods. It will be Trader Joe’s first location on Chicago’s South Side. The nearest store is in the South Loop neighborhood, on the Near South Side.
